    Pricing Information

    2026 Pricing. Rates subject to change. Listed prices assumes two guests per room. *The price increases $25 per person over double occupancy, and there is an additional $25 off season and $50 in mid/high season increase on Friday, Saturday, & Sundays of Holiday Weekends. MA occupancy tax (11.7%) is added at check-in. There is no additional charge for children under 5 years old.

    Low /Mid/ High

     The 2026 Season we are open April- November

    As a seasonal business we offer competitive pricing throughout the year. The prices listed are shown for our Low, Mid, and High Season.  

    Low season is  April 3 through May 21, November 1 through November 22.  

    Mid Season is from May 22-June 30,  September 7- October 31

    High Season is from  July 1 through September 6. 

    Petite Queen Room

    Weekday: $230/$295/ $325 *Weekends: $255/$345/$375

     There is one petite queen room on the property. The petite queen room is slightly smaller than our other options sized at a comfortable 160 square-feet. The room can accommodate two adults comfortably, and includes a 3/4 bath.   The rooms  have a small table with two chairs, cable tv, air-condition, mini-refrigerators, and free WiFi.  All rooms have a shared balcony with two chairs outside your door.  Please note, the Petite Queen room is not handicap accessible, steps required to access room. 

    Standard Room

    Weekdays: $240/$309/ $339 *Weekends: $265/$359/$389

    There are four standard rooms on the property. Each standard room includes two double beds and a full bath. The rooms  have a small table with two chairs, cable tv, air-conditioner, mini-refrigerators, and free WiFi. Each standard room is sized at 260 square-feet.   All rooms have a shared balcony with two chairs outside your door.  Please note, the standard rooms are not handicap accessible, steps required to access room. Even first floor rooms have 2 steps to enter the room.

    King Room

    Weekdays: $250/$325/ $355 *Weekends: $275/$375/$405

     There are three king rooms on the property. Each room includes one king bed and a full bath.  The rooms  have a small table with two chairs, cable tv, air-conditioner, mini-refrigerators, and free WiFi. Each king room is sized at 260 square-feet. All rooms have a shared balcony with two chairs outside your door. Please note, the King rooms are not handicap accessible, steps required to access room. Even first floor rooms have 2 steps to enter the room.

    Accessibility

    Terms, Conditions, & Policies

    Check-in and Check-out Policies

    Check-in: 2PM Check-out: 11 AM


    To better serve our guests and provide a seamless experience, we now offer an Express Check-in system.


    We will charge the full reservation total to the card on file 24 hours before your arrival. You will also receive a text message with general reservation information. On the day of arrival, we will notify you as soon as your room is ready with your room number and unique door entry code. If your room is available before the 2:00 PM check-in time, we will gladly let you know so you may enjoy an early arrival when possible.


    While we utilize a keyless entry system, traditional room keys are available upon request. There is no need to stop at the main office—upon arrival, you may proceed directly to your room and begin enjoying your stay in beautiful Rockport. Of course, our office team is always available should you need any assistance or have questions during your visit. 


    Please note: any changes to the payment method on file, requests to split charges across multiple credit cards, or requests for in-office check-in must be arranged in advance.

    Reservation/Cancellation Policy

    All bookings require a valid email address, mobile phone number, and credit card on file. Failure to provide this information may result in a reservation not being accepted.


     Because we are a small, family owned and operated motel,  cancellations greatly affect us. A $25 cancellation fee per room applies to all cancellations, regardless of the reason. In addition,  we maintain firm 14 day cancellation policy for all reservations.  Reservations cancelled or changed within 14 days of arrival date (regardless of the reason) will be responsible for the entire reservation total.  No refunds will be issued for early departure.


    **Long Stays/Group Cancellation Policy: Reservations totaling more than 6 nights, or group bookings of three or more rooms (including those under different names), may be subject to a separate 30-day cancellation and deposit policy. Any reservation that meets these criteria, whether booked online or by phone, will be reviewed, and guests will be notified within 24 hours if the 30-day policy applies. Policy detailed below:

    30-Day Cancellation Policy:
    We require at least 30 days’ notice prior to arrival for any cancellations or changes. A one-night deposit per room is required. Cancellations made within 30 days of the arrival date will be charged the full reservation total. No refunds will be issued for early departures. Cancellations made more than 30 days in advance will receive a refund of the deposit, minus a $25 per room fee.


    We strongly recommend that guests purchase travel insurance, as our cancellation policy is strictly enforced. This includes cancellations related to COVID-19.


    **Reservations made through third-party websites such as Booking.com are subject to their respective cancellation policies. Please refer to their website for details.

    Parking

    Each room includes one parking space. With 8 rooms and 8 parking spaces available, we are unable to accommodate more than one vehicle per room. If you are arriving with more than one vehicle, we are happy to suggest nearby alternative parking options.


    All vehicles must be registered with the main office. Unregistered vehicles are subject to towing.

    Quiet Hours

    Quiet hours are from 10:00 PM to 8:00 AM. We strive to provide a peaceful and relaxing environment for all guests by minimizing noise during these hours. We ask that all guests respect fellow guests and our local neighbors by refraining from loud talking, yelling, music, or any other disruptive noise beginning at 10:00 PM.


    A fine may be imposed, at the discretion of management, for any violations of quiet hours or noise complaints involving other guests or neighbors. Any costs or compensation issued to affected guests as a result of a noise disturbance will be charged to the responsible guest’s room.

    We may provide one warning prior to removal from the property or contacting law enforcement; however, this policy may be enforced without warning when necessary to protect the comfort and safety of other guests.

    Payment

    Payment is due 24 hours prior to the arrival date, and we reserve the right to charge the credit card on file at that time. If you need to update your payment method, please contact the hotel at least 48 hours in advance.

    Group Bookings or Multiple Rooms Bookings

    We strongly recommend that guests book each room in their own name, or provide the names and credit card information of all individuals occupying each room when multiple rooms are booked under a single reservation.

    The credit card on file is charged the day prior to arrival for all bookings. If a reservation is made as a group or under one name for multiple rooms, it is the guest’s responsibility to contact the hotel in advance to ensure that the correct name, phone number, and credit card information are assigned to each room.

    We require accurate contact information and the correct guest name on file for each individual staying in each room, including a valid credit card to cover any potential damages or incidental charges.

    Any guest who does not provide this information remains responsible for any damages or additional charges incurred for the room(s) booked under their name, including but not limited to smoking fees, lost key charges, or other fees outlined in our terms and conditions, regardless of whether they personally occupied the room.

    Policy on Pets, Service Animals and Emotional Support Animals

    No pets are allowed on the property, but Service Animals are welcome. Please note: according to the ADA emotional support, comfort, or therapy animals are NOT considered service animals and will be turned away. If you bring an animal into a room that is not a service animal you will be required to leave and you will not be refunded. If non-service animals are brought in the room, you will also be subject to an additional cleaning fee of no less than $50. https://adata.org/publication/service-animals-booklet

    Policy On Damages/ Smoking Policy/Vaping/E-Cigarettes

     We reserve the right to charge a fee for damages incurred to hotel property as a result of hotel occupant or guest(s) of occupant. Any damages that occur will result in fees that will be billed directly to the hotel occupant's credit card. These fees may vary depending upon the amount necessary to restore or replace the damaged property or damage to the rooms themselves. We reserve the right to charge a $100 minimum damage fee. There is a $20 lost key charge.  


    All property and rooms are non - smoking. This includes Vaping/E-Cigarettes. The fire alarms on the property will be triggered by vaping/e-cigarettes. Fire Alarms set off from vaping (or suspected vaping) will also be subject to the smoking fees. Any and all violations will result in a $250 service cleaning fee.   This includes the outdoor space like decks and The Hideaway.

    Accessibility

    We are an older building, originally built in 1968. Due to the age and design of the property, none of our rooms are fully handicap accessible. All first-floor rooms require climbing 1–4 steps to enter, and second-floor rooms are accessible via a staircase with 20 steps.

    Guest Items Left behind

    Bearskin Neck Motor Lodge is not responsible for any items left behind in guest rooms. However, if an item is found, we will retain it for up to 24 hours after check-out.

    If you believe you have left something behind, please contact us immediately so we can assist you. After 24 hours, unclaimed items may be discarded.

    Alcohol

    Due to our updated alcohol license on the property, Bearskin Neck Motor Lodge does not permit alcoholic beverages to be brought onto the premises by our guests under “bring your own bottle” arrangements or otherwise, in compliance with Town of Rockport alcohol regulations. 

    Occupancy

    Regardless of the length of a guest’s stay, no guest occupancy shall create a tenancy between  Bearskin Neck Motor Lodge and guest.

    Portable Cooking Equipment

    We do not allow guests to bring any of their own heating or cooking appliances on property. This includes, but is not limited to hot plates, toasters, griddles, grills, ovens/airfryers, microwaves, etc. Violation of this policy may result in termination of reservation without a refund. You may be asked to leave the property immediately if this policy is violated and will not be refunded for any remaining stay. 

    Force Majeure Event

    Should events beyond Bearskin Neck Motor Lodge’s control occur, including but not limited to acts of God, disease, terrorism, government or state orders, property damage, or any other circumstance that prevents us from accommodating your reservation, we will notify you as soon as possible.

    In such cases, we will attempt to reschedule your reservation at our location or our sister property. If rescheduling is not possible, the reservation will be canceled without penalty. In the event of force majeure, the reservation will be terminated without liability to either party.

    Obvious errors and mistakes, including typographical or pricing errors, are not binding. All special offers and promotions will be clearly marked as such. If an offer is not explicitly labeled as a promotion, no rights may be derived from obvious errors or mistakes.
