In an effort to better serve our guests and provide a seamless experience, we have moved to an Express Check-in system.
All guests will have the card on file charged 24 hours before check-in date. Additionally, the day before arrival we will send a text including your room number & unique door entry code. On arrival day, you will be texted as soon as your room is ready, if your room is ready before our 2 PM check-in, you will be notified. Our office is staffed in person 9am-7pm.
**You must contact us in advance if you would like to request in office check-in or change the payment method on file. Availability subject to check-in time.
Because we are a small, family owned and operated lodge, cancellations greatly affect us. There is a $25 fee for any cancellations, regardless of the reason. In addition, we have a firm 14 day cancellation policy for all reservations. Reservations cancelled or changed within 14 days of arrival date (regardless of the reason) will be responsible for the entire reservation total. No refunds will be issued for early departure.
Reservations over 7 nights or with multiple rooms may require a larger deposit and be subject to a separate cancellation policy. Any reservations booked online that meet this criteria will be contacted within 24 hours to inform them of a required deposit and/or separate cancellation policy.
We strongly recommend travelers consider trip insurance as our cancellation policy is firm.
*Though we are still dealing with the aftermath of the Covid-19 pandemic, at this point in time all travelers should be aware of the risks traveling during Covid-19. Our cancellation policy will remain firm, including cancellations due to Covid-19.
*Reservations made through third party sites like booking.com are subject to a separate cancellation policy. Refer to their website for details.
Quiet hours are from 10 PM-8AM. We strive to provide a peaceful and relaxing atmosphere for our guests by minimizing noise during these hours. We expect all guests to respect other motel guests & local neighbors by refraining from participating in loud talking/yelling, playing music, or any other loud disturbances at 10 PM.
A fine may be imposed (discretion of owner/manager) on guest who violate quiet hours or are the result of noise complaints from other guests/neighbors. All noise complaints, which result in compensation to guests' disturbed, will be charged to the guest room which caused the complaint. We will attempt to give one warning before removal or police are called, but this policy may be enforced without warning to protect our guests.
Payment is due 24 hours before arrival and we reserve the right to charge the credit card on file 24 hours before a guests arrives. If you need to make alterations to payment method, please contact the hotel in advance.
We strongly recommend a guest book room(s) in their own name, or add the names/credit cards of individuals occupying the room if multiple rooms are booked under one name. The credit card on file is charged the day before arrival for all bookings. If guests book as a group or multiple rooms under one name, it is their responsibility to reach out in advance to add the correct credit card, guests name, and phone number on file for each person per room. We require contact information and the correct name on file for each guest staying in each room rented, including a credit card for any damages. Any guest who does note provide this information is responsible for any damages, additional costs like smoking fees, lost key charges, or any other charge listed in our terms and conditions for the room/rooms booked under their name, regardless if they stayed in the room or not.
No pets are allowed on the property, but Service Animals are welcome. Please note: according to the ADA emotional support, comfort, or therapy animals are NOT considered service animals and will be turned away. If you bring an animal into a room that is not a service animal you will be required to leave and you will not be refunded. We reserve the right to charge a fee for damages incurred to hotel property as a result of hotel occupant or guest(s) of occupant. Any damages that occur will result in fees that will be billed directly to the hotel occupant's credit card. These fees may vary depending upon the amount necessary to restore or replace the damaged property or damage to the rooms themselves. We reserve the right to charge a $100 minimum damage fee. There is a $20 lost key charge.
All property and rooms are non - smoking. Violations will result in a $250 service cleaning fee. This includes the outdoor space like decks and The Hideaway.
We are an older building, built in 1968. Due to the age of our building, none of our rooms are handicap accessible. All our first floor rooms have between 1-4 steps to get into the room. Our second floor rooms are accessed via a stair case with 20 steps. If you have accessibility questions, we strongly recommend you contact us directly to discuss what rooms are available. Bearskin Neck Motor Lodge is not responsible for items left behind in the rooms. Guest items will be discarded after check-out. If any item is left behind, please call immediately as we do retain items left behind by guests for more than 24 hours.
Due to our updated alcohol license on the property, Bearskin Neck Motor Lodge does not permit alcoholic beverages to be brought onto the premises by our guests under “bring your own bottle” arrangements or otherwise, in compliance with Town of Rockport alcohol regulations.
Regardless of the length of a guest’s stay, no guest occupancy shall create a tenancy between Bearskin Neck Motor Lodge and guest.
Should events beyond Bearskin Neck Motor Lodge's control such as, but not limited to an act of God, disease, terrorism, state/government order, damage to the property, or any other cause beyond our control that renders us unable accommodate your reservation we will notify you immediately. If we cannot accommodate your reservation we will offer to rescheduled. If that is not possible, the reservation will be canceled without penalty. In such a case as force majeure, we will terminate the reservation without liability. **Obvious errors and mistakes (including misprints) are not binding. All special offers and promotions are marked as such. If they are not labeled as such, you cannot derive any rights in the event of obvious errors or mistakes.
